Foresight, Farm And Forest

MT1037 - Waikato - Tender

'Dunwold' comprises of some 279 hectares made up of approximately 156 hectares of Pinus Radiata forest being between 17 and 19 years mature. The balance of the land is approximately 53 hectares of flat to rolling pastoral land and 70ha of Kanuka.

The topography detail of the 2,000 plantings currently being harvested indicates that 71% of the contour is less than 20 degrees of slope and 29% of contour over 25 degrees of slope. The property sits in a unique micro climate and is naturally sheltered from the prevailing westerly and southerly winds.

There is numerous hard surface roads established on the property and water is reticulated to most of the 10 paddocks. Fencing mainly consists of electric dairy type fencing and still exists throughout the forestry block. Farm buildings are adequate and include various implement sheds and a large 23 x 9.5m high stud weatherboard building used as the woolshed along with having a badminton court set up centrally.

There is no residence on the property although there are natural building sites available. Dunwold has cattle yards, load out and sheep yards in various states of repair. The property with its Carbon unclaimed, is ideally suited for conversion back to pastoral farming subject to complying with Healthy Rivers Clean Stream policy.

Dunwold is being sold by Public Tender on a land and buildings only basis with the trees available to be purchased at an additional value which will be determined by a Registered Valuation process. In the event this option is not exercised, then the purchaser will grant a forestry right to the vendor until the property is deforested in ten years maximum. This is a property that offers many opportunities from horticulture to forestry along with an address that is very attractive and within close proximity to Lake Karapiro, Maungatutari ecological reserve and much admired town of Cambridge that must be one of the best resourced towns in the country.

Tender closing 2pm, Tuesday 11 July 2017 (unless sold by Private Treaty).
